HIGH RISK BUILDINGS

The Building Safety Regulator must be appointed as the Building Control Body for High-Risk Buildings (HRBs) and the Gateway Process must be followed.

The Building Safety Act introduces significant changes to how safety is managed in the built environment. Definitive responsibilities are assigned to the Duty Holders involved in a building project, such as:

  • CLIENT

  • PRINCIPAL DESIGNER

  • PRINCIPAL CONTRACTOR

  • DESIGNERS

  • CONTRACTORS

The Duty Holders must ensure that buildings are safe for use and comply with regulatory standards.

The aim of the Act is to ensure a robust level of safety and increase accountability. Duties include:

  • Safety Management: Duty Holders must establish and maintain effective safety management systems throughout the lifecycle of buildings.

  • Communication and Coordination: Effective communication among all duty holders is vital. They must coordinate efforts to manage risks and ensure that responsibilities are understood and the safety measures are adequate.

  • Risk Assessment: Duty holders must carry out regular risk assessments to identify potential hazards and mitigate these risks appropriately.

  • Documentation: Duty holders must maintain records of safety assessments, safety management systems, and compliance activities.

  • Continuous Improvement: Duty holders should engage in continuous learning and improvement to enhance building safety.
